Description

So, I’ve been living in this Gold grade lodge at Seton Sands for a few years now — it’s actually in Saxmundham, East Suffolk, not far from the coast — and I’m finally selling it.

It’s a proper lodge, not some flimsy rental, with a real kitchen you can actually cook in. There’s a 5-ring gas hob, grill, oven, a Ninja air fryer, microwave, full-size dishwasher, kettle, toaster, and a Nespresso machine with pods and tea/sugar all neatly packed away. I’ve even got a welcome pack with Prosecco, orange juice, crisps, biscuits, and all the basics — toilet rolls, washing pods, dish soap, hand towels, and all that.

The lounge is open and airy, with a TV (Firestick), Netflix/Prime access, a PS3 with games, DVD player, and Bluetooth speakers so you can play your own tunes or just relax with the radio. There’s a real electric flame fire too — feels nice when it’s chilly.

Two bedrooms: the main one has a king-size bed, dressing table with hairdryer and straighteners, bedside tables with USB plugs, and a wall-mounted TV. The twin room has single beds, wardrobe, and a wall TV — plus a hairdryer and night light. There’s also a separate walk-in shower just off the twin room, which is a nice touch if you’re not into sharing.

All the beds have premium spring mattresses with memory foam toppers, and every single one comes with full mattress protectors. The duvets are 100% Hungarian down, with extra protectors too — and yes, they’re all washed and changed after every guest.

Outside, there’s a wrap-around deck with a gate, partial sea views, two seating spots, and a parking bay right next to the lodge. The park is right next to a 1.5-mile stretch of soft sandy beach — perfect for kids digging for shells or just a quick dip. The whole area has a mix of beaches, golf courses, and the park even has its own 9-hole course with views over the Firth of Forth.

It’s a short drive from the coast, and if you’re into Edinburgh, you can easily get there — there’s good transport links. You can book activities like swimming, play passes (you buy those separately), and even bingo, with options up to 12 weeks ahead. There’s also a chip shop, arcade, and play parks on site.

I’ve been here a long time, and I know it’s not just a “hotel room” — it’s a real place with real space, real comfort, and real charm. If you're looking for a place to chill, cook, and enjoy the outdoors without the hassle of city noise or cramped rooms — this is it.
