Description

So, I’ve been looking at this caravan for a while now — it’s actually been in my family for years, and I’m finally ready to part with it. It’s an ABI Ambleside 2017 model, 40ft long by 13ft wide, and it’s been based at Kent Coast Holiday Park in Buntingford, East Hertfordshire. Wait — actually, I just checked the park details and it’s not in Buntingford, it’s at Kent Coast Holiday Park, which is near Allhallows, ME3 9QD. I’ll go with that — the location’s more accurate that way.

It’s a 2-bedroom, 6-berth setup, built to residential standards with double glazing, central heating, and a fully fitted kitchen. I’ve been using it for family holidays, and honestly, it’s been a real home-from-home — especially with the wraparound decking, the views across the Thames, and the fact that it’s on a waterfront terrace.

The living area is open-plan with front-opening doors that lead straight out to the deck. There’s a free-standing corner sofa (upgraded from the original), a feature fireplace, a TV unit, and Bluetooth speakers in the ceiling — the owner added a proper air-con/heating unit too, so it’s comfortable all year round.

Kitchen’s top-notch: waist-height oven and grill, 5-burner hob, fridge, freezer, dishwasher, washing machine, microwave, pantry, and plenty of work surfaces. All doors are soft-close, and there’s a free-standing table and chairs too.

Sleeping end has two well-spaced bedrooms. The master has an ottoman-style bed, en-suite shower and toilet, double wardrobe, dresser, bedside cabinets, and a lovely window seat — feels like a proper bedroom. The second bedroom has two singles and a full wardrobe. Main bathroom has a double shower, toilet, and basin.

It’s in excellent used condition, still very much a "home" feel, and the park doesn’t have age restrictions — so it’ll last for years. I’ve got it set up for leisure use only, so no permanent residency, and I’ll need to make sure anyone who buys it understands that — failure to maintain a residential address could lead to licence issues.

I’ve been using it for years, and it’s been a real comfort during family trips. It’s not a holiday park rental, it’s a real place you can enjoy. I’m selling it because I’m moving to a different area and just want to keep it in a good place.

The price is £44,995.50 — it’s not a lot, and it includes site fees through 2025, the owner-transfer fee, and brand-new gas and electric safety certificates.

I’m not a big fan of listing things through agents — I just want to connect with someone who’s genuinely interested, not just looking for a quick deal. If you’re curious, I’m happy to chat or even set up a viewing. I can do it any day of the week, day or night.

Just a note: it’s strictly for leisure use. No permanent living.

Let me know if you’re interested — I’m happy to go through it properly.
