Just a quick note – I’ve been keeping this one for a while now, and finally decided to share it. It’s a solid 4-bedroom terraced house in West-Linton, Scottish Borders, with a nice open-plan ground floor and three bedrooms upstairs (two doubles and one single). The kitchen and lounge are on the ground floor, and there’s a bathroom on each floor.

The rear garden is good, and the carpets were recently fitted. It’s been redecorated, so it’s not exactly fresh out of the box, but it’s lived-in and feels warm and welcoming.

If you're thinking about moving in, here’s what you need to know:
- Rent is £2,650 per month (about £611 a week)
- You’ll need a deposit of around £3,057 – that’s about 5 weeks’ rent
- The property has a maximum occupancy of 8, but only one household can live there
- No pets allowed – sorry, just not possible
- No students, no company lets, no parking on site
- Council tax band C, EPC rating D
- Bills aren’t included – you’ll need to cover those yourself
- Smokers are okay, but it’s not ideal for a family-friendly environment

Important income rule: if you’re not earning at least 2.5 times the monthly rent (combined for couples), you’ll need a guarantor earning 3 times that amount. For example, £2,650 x 2.5 = £6,625 per month minimum household income (gross). Self-employed? Use your HMRC SA100 or SA302 net profit. I’d suggest checking your own eligibility before applying.

Available to move in from 16 August 2025. Minimum tenancy is 12 months.
