Description

So, I’ve been looking after this house in Gillingham, Medway, for a while now and decided to share it — it’s actually been on the market for a bit, but I’m finally ready to hand it over.

It’s a two-bedroom semi, just off The High Street, about 11 minutes from Central Milton Keynes rail station. Light and open, feels fresh and bright — would work well for a couple or a small family. Council Tax band B, EPC rating C.

The photos aren’t super recent — some are from July 2024, when it was still empty, before the current tenant moved in. So they’re a bit mixed, but give you a sense of the space.

I’m looking for someone to sign a tenancy from August 25th onwards. The current tenant has given notice for August 23rd, but she’s been changing that date a few times — I’ve lost count. Honestly, no point trying to arrange viewings before that. If you're interested, just send me a quick message and I’ll drop you a link to a form. Once you fill it in, you can book a viewing when it’s possible.

Here’s what’s inside:
- Front has a low shrubbery area, a wood-effect front door, and opens into an open-plan ground floor — kitchen is 8’3” x 6’4”, with windows to front and side. Dining area is 6’8” x 6’11”, with a window to the back. Living room is 12’2” x 12”, with patio doors leading out to the rear garden.
- The garden is south-east facing, with a paved area, a metre-wide flower and herb border, and a wooden fence with clematis and passion flower climbing. Outside the gate, there’s a dedicated parking space.
- Stairs lead up to the first floor, with pine doors and brass fittings.
- Bathroom is 6’3” x 6’3” — has a bath, mixer tap with shower, sink, toilet, shelves, and a cupboard. Linoleum floor.
- Bedroom 1 is 12’9” x 8’10”, with a window to the rear, radiator, and over-stairs cupboard.
- Bedroom 2 is 9’4” x 8’11”, with a window to the rear and a ladder to the loft — there’s storage and the boiler is there.
- The combi boiler in the attic is a few years old but runs efficiently — you get mains water pressure and hot water on demand.
- The attic is well insulated (250mm) with cavity wall insulation, and all windows are double-glazed.
- Three new radiators downstairs and one upstairs — more than enough to keep it warm.
- Flooring: laminate throughout, laid in 2013. Only the kitchen tiles and bathroom linoleum are different.

I’ve kept it in good order, and it’s been well maintained. Just needs a new tenant who’s reliable and ready to move in by August 25th. If you’re thinking about it, just get in touch — no pressure, just a quick chat.

(Also, it’s listed on OpenRent and Rightmove if you want to check, but I’d rather keep it simple and just talk to people who are actually interested.)
